Step 1: UNDERSTANDING WHY YOU'RE SELLING YOUR HOME
During our initial meeting, we'll discuss your selling objectives. This is an opportunity to ask questions and gain insight into the selling process. Together, we'll explore pricing strategies and discuss the preparations needed for your home. I'll provide you with a comprehensive Comparative Market Analysis (CMA) to understand your property's value in the current market.
STEP 2: YOU HAVE DECIDED THAT YOU WANT TO SELL
Once you decide you are ready, we will review and sign a standard Listing Agreement. We will also complete all of the mandatory disclosure forms. I will arrange for any necessary inspections.
STEP 3: PREPARING YOUR HOME FOR THE MARKET
Before listing your home, we aim to enhance its appeal to potential buyers. Our expertise lies in showcasing your home's best features while minimizing unnecessary expenses. We'll begin by conducting a thorough Home Preparation Consultation and providing a Selling Tips Sheet. During our walkthrough of your property, we'll address minor repairs, offer curb appeal suggestions, discuss staging options, and advise on creating a welcoming atmosphere for potential buyers. We'll present options tailored to your property if staging is deemed necessary.
STEP 4: DETERMINE SELLING PRICE
Pricing your home is crucial in the selling process. Setting a fair price initially generates the highest interest from real estate agents and potential buyers. Overpricing may result in reduced interest, while underpricing could mean selling for less than your home's value. Partnering with a real estate agent is crucial in determining the optimal selling price. Experienced agents assess comparable home sales, analyze the current market conditions, and may even recommend a home appraisal to ensure your home is priced right.
STEP 5: DEVELOP A MARKETING STRATEGY
We'll develop a comprehensive marketing strategy perfect for showcasing your home. This includes utilizing professional photography, iGuide tours, and floor plans to highlight its unique features. Additionally, we'll create captivating marketing videos to engage potential buyers across various platforms. With the expertise of our full-time, in-house social media specialist, we'll drive targeted traffic to your listing through strategic social media campaigns. Through agent-to-agent referrals, traditional media, and SEO advertising, our goal is to maximize exposure for your home within the first three weeks of becoming a client.
STEP 6: SHOWING YOUR HOME
Preparing your home for showings is essential to making a lasting impression on potential buyers. To ensure your home is always ready to impress, it's best to be absent during showings. This allows buyers to explore freely without feeling rushed or uncomfortable. Before each showing, turn on all the lights and open all the blinds to create a bright and welcoming atmosphere. Remember, out of sight is out of mind—by giving buyers space to envision themselves living in your home, you increase the likelihood of a positive response.
STEP 7: FEEDBACK
Receiving feedback from showings is crucial in understanding how your home is perceived by potential buyers. It's essential to take this feedback seriously, even if it highlights areas for improvement. Rather than viewing it as criticism, consider it valuable insight that can help you address any concerns and make your home more appealing to a broader audience. Don't look at feedback as negativity but as constructive criticism that can guide you in making necessary adjustments to enhance your home's appeal. If buyers and their realtors notice issues or shortcomings that other homes may not have, it's essential not to take it personally. Instead, approach it with an open mind and consider if there are reasonable actions you can take to address the feedback and improve the overall impression of your home. Being receptive to feedback and willing to make adjustments increases the likelihood of attracting the right buyer and achieving a successful sale. Don't be afraid to ask us to meet with you to discuss options.
STEP 7: WORKING WITH OFFERS & PROCESSING THE SALE
Receiving an offer is an exciting part of the process, but it doesn’t mean the journey is over. We will evaluate each offer and ensure the party making the offer is prequalified or pre-approved by a mortgage lender and that their offer is acceptable to you. If the offer is too low, you can make a counter-offer or offer other ways to bridge the gap, such as covering some or all of the closing costs, making repairs, adjusting the move-in date, or leaving some appliances or fixtures for the new buyer.
The Bryce Hansen Team's commitment to our sellers is to provide continuous guidance and communication to ensure that navigating the complexities of transactional paperwork is a seamless experience for you.
Once we have an accepted offer for your home, we'll prepare all seller-required disclosures and ensure that all conditions and repair requests are addressed promptly according to the contract. Communication between us is essential, and we guarantee you'll be kept informed every step of the way.
Furthermore, we will handle sending all the required documents on your behalf to your bankers, lawyers, and/or notaries, ensuring a smooth and efficient process from start to finish.
STEP 8: GET READY TO CLOSE
You have accepted an offer and are now very close to the end of your selling journey. But first, you and the buyer must list what needs to be done before closing. Sometimes, your home may need to be formally inspected, surveyed, and appraised. In other cases, major or minor repairs must be made before the house can close. We will head up efforts to develop and execute this list, get each action item paid for by the correct party, and ensure everything is in order by the closing date. A few days before the closing date, we will call the company closing the transaction to make sure everything is ready to go. If you haven’t done so already, you must also make arrangements to move out of the home so the new buyer can take possession.
STEP 8: SHOULD I CLEAN THE HOME?
It's very disappointing when you finally get the keys to your new home, only to find that it hasn't been cleaned. Moving into a dirty or messy home can dampen the excitement of the new beginning and create unnecessary stress. By cleaning the home before you move out, you show respect for the new owners and ensure a positive start for them. It's a small gesture that can make a big difference in their first impression of their new space.
STEP 9: Closing
Congratulations—you have sold your home! We will provide helpful moving tips if needed and answer any questions. We are always available to help you should a question arise after the close of your home. The Bryce Hansen Team aims to ensure you are 100% satisfied.
